I'll give you a list of Lenders that I have had good experiences with in the past. They will give you an estimate of what expenses you will incur when you purchase the house (also called a good faith estimate). They'll do a analysis of your income, assets, debts and credit score to determine how much of a loan you will qualify for. They will explain the different loans that are available to you as a first time homebuyer and help you determine which one will work best for you. After meeting with the lender you will know what price range of homes you want to look at and what the monthly payments will be. | Searching For Your New Home You will determine what features that your next home or condo MUST have or you will not buy it. That list would include things like the price range, school districts, areas, number of bedrooms and bathrooms, etc. Once you determine those features, I will set up a portal for you with direct access into the MLS. Your website will have all of the homes or condos that meet those MUST HAVE features. It will be updated daily as new properties come on the market and will notify you when there are price reductions on the properties. This website will include all the different real estate companies listings, new construction, foreclosures, short sales and bank owned properties The website has maps, information on the properties and all the available photographs. It will save you the time of looking through 101 websites and seeing the same houses over and over. Plus you'll be notified as soon as something new comes on the market - the best deals still sell quickly! You'll have the option of putting the houses you know you don't want to look at into a rejected file. The one's that you want to see will go into your saved file. You will be able to leave comments on each listing that only we can see. Once you have decided which houses might be of interest, we will set up a day to go and look at them. I also work evenings and weekends if that fits into your schedule best. You'll want to keep a "favorites list" with detailed notes on the homes that you like best.
